Our application process and screening process include ID verification, credit check, criminal history, landlord verification, and rent-to-income ratio. Landlord verification confirms a tenant's lease status. Applicants need a 590+ credit score for approval. Scores 550–589 require conditions, 515–549 require added fees, and scores below 515 are denied. Income must be at least 2.5x monthly rent. Verification is through Payscore using direct deposit records. Tax documentation may be required.
Do you charge administrative fees? And is there a broker fee?
We charge an administrative fee, which is paid upfront. We do not collect a security deposit. There is no broker fee.

We do 12-month lease terms only. No short-term leasing available.

What is the late fee policy?
A 10% late fee is applied on the 6th of the month. All rent and late fees must be paid by the 10th to avoid further action.

Credit, debit, personal checks, and money orders. If payment is made using a credit or debit card, there is a 3.5% convenience fee.
